Pune: The Maharashtra state government has relaxed the restrictions imposed in the state on one or two guntas of land can be purchased for four reasons. The state government had published the gazette on May 5, 2022.

Accordingly, a standard area of 20 guntas for Jirayat land and 10 guntas for irrigated land was fixed in all the districts of the state. That is, land less than this standard area will not be bought and sold. Some farmers have to buy and sell one or two bunches of land for roads, wells, etc. Therefore, keeping in mind the problems of the farmers, the state government has made amendments in the Fragmentation Act.

The draft to amend the Act was announced by the state government on July 14, 2023. A gazette was issued on March 14 to finalize the draft by disposing of the objections and suggestions sought on this draft. Piece lands can be transacted for the balance land less than the standard area after acquiring or directly purchasing land for well, farm, public purpose and for the purpose of rural housing scheme of the central or state government.

However, an application has to be made to the District Collector in this regard. When applying to the collector in the sample 12 for wells, along with the no-objection certificate of the groundwater survey and development system of the availability of water, the concerned buyer must hold a minimum standard area, the collector can approve the transfer of land up to a maximum of five knots (five R) for the well. The sale of such lands will be limited to the use of the well after fertilization, such a share will be recorded in the other rights on the seventh estate.
